BAH depends on three things: your duty station’s ZIP code (which sets your military housing area), your pay grade, and whether you have dependents. What is rate protection?

DoD’s 2026 rate release puts it this way: “an individual service member who maintains uninterrupted basic allowance for housing eligibility at a given location will not see a rate decrease.” If your area’s rate drops in 2027, you keep the 2026 rate as long as you stay put.

How are BAH rates set?

Each year DoD collects rental and utility costs for each military housing area and sets a rate for every pay grade, with and without dependents. Members pay a small share themselves: for 2026, five percent of the national average housing cost, or $93 to $212 a month depending on grade and dependents.

When do 2027 BAH rates come out?

Recent releases came on Dec 14, 2023, Dec 13, 2024 and Dec 11, 2025, each taking effect January 1. See BAH 2027 for what to expect.
